The building lots at the Seaport were all subject to very specific covenants, unique to the area and included height constraints as well as design and material restrictions and building envelope requirements that were put in place to ensure some aesthetic consistency along the boardwalk. We were able to have some of the covenants relaxed to meet the client’s preferences.

The soil classification of the lot is reactive due to the effects of river silt and some of the earlier buildings had suffered major subsidence and cracking. In order to safeguard against these issues the engineers employed a rigid waffle slab design for the entire site including any paved areas. This would provide a stable base for the 4 bedroom home that included 2 bathrooms, a theatre room & spacious covered deck with a vaulted plywood ceiling to benefit from the waterfront vistas.
